Invented in the 1800s by the seventh Duchess of Bedford to stop her hunger pangs between lunch and dinner, afternoon tea has become quite the thing to do for a leisurely couple of hours in Edinburgh, and one of the nicest ways to spend time with friends, colleagues or loved ones.
The Edinburgh Residence was made for afternoon tea. Built during the Victorian era as a series of town houses in the Edinburgh’s West End, it has seen many a polite tea party in its time.
We’ve kept this ambience alive, to enable you to enjoy some delicious afternoon sweets and savouries in peaceful, elegant surroundings with your favourite people (but without the stiff collars and corsets).
The menu is served between 1pm and 5pm.

Served in the privacy of your own suite, with a dining table for two or more people in each suite. This menu includes options that can be served 24 hours.
Breakfast is served in the privacy of your suite, so you can relax in the dressing gown and slippers provided, read the newspaper and take your time. All our breakfasts are cooked to order, ensuring it is still hot and fresh when it is delivered to your suite.
We have four different styles of breakfast to choose from, depending on whether you have an early flight to catch, a business meeting to attend or an entirely leisurely morning.
Breakfast is served between 7am and 10.30am.
Full Scottish Breakfast – £14.50 per person
Enjoy a hot breakfast with a choice of the following: bacon, pork sausages, tomato, mushrooms, black pudding, haggis, potato scone and baked beans, with either fried, scrambled or poached eggs.

Vegetarian breakfast – £14.50 per person

The Edinburgh Residence is the ideal place for your boardroom meeting, private lunch or dinner where you can enjoy an elegant setting for your event. We are located in a quiet residential terrace in the West End and a just a short walk from Haymarket Station and Princes Street.
The original features of our three Townhouse buildings blend seamlessly with the classical Georgian style furniture within giving an air of elegance.
Our Morning Room features a 14 foot solid wood table which can seat up to 14 guests boardroom style with a range of coffee breaks and lunch arrangements to suit your meeting. We offer complimentary car parking to the rear of the Residence and Wifi access is included in all our meeting packages.
Whether you are looking for a private room to celebrate a family member’s birthday or somewhere to get together with friends to enjoy a delicious Afternoon Tea, our Morning Room is the ideal setting. We are also only a short walk from the Usher Hall and would be delighted to welcome you for a pre theatre supper. Our Head Chef will be delighted to create a menu to suit your occasion and our Front of House team will look after you on the day.

All The Edinburgh Residence suites come with an antique armoire containing a minibar, microwave, crockery, glasses and cutlery. Families particularly appreciate this facility when they need something light at odd times of the day or night.
